Pre-Construction Consultation
BCBE Construction, LLC will attend joint meetings with the Architect and Owner to discuss site use, improvements, selection of materials, building systems and equipment. We provide useful recommendations on: complete base building systems and specifications; architectural, MEP construction details; schematic and design development and preliminary pricing; estimates of alternative designs and materials; construction feasibility; actions we have determined will minimize adverse effects; time requirements for procurement, installation and construction completion.
Preliminary Cost Estimates
BCBE Construction, LLC prepares detailed cost estimates with supporting data, which will be updated and refined at appropriate intervals. These cost estimates will be developed throughout the pre-construction phase beginning with our receipt of Schematic Design documents and continuing upon receipt of Architectural Design Development documents and additional supporting construction documents. During BCBE’s review of each phase, we will identify any changes in scope, systems, kind and quality of materials, finishes or equipment which will result in a change to the detailed cost estimate. Such changes will be listed, and we will provide our estimate of the cost impact of such change.
Preliminary Project Schedule
BCBE Construction, LLC will prepare preliminary project schedules for the Architect’s review and the Owner’s approval. Inclusive in these preliminary project schedules will be timelines as to all project phases and projected dates of substantial completion for each phase of the work. We are committed to negotiating our work. Our personnel are production-oriented and work effectively in the team concept of a negotiated project. Everyone makes a valuable contribution to the success of both the design and construction phases of the job.
Phased Construction
If phased construction is a requirement for your particular project, BCBE Construction, LLC will make recommendations to both the Owner and Architect regarding the phased issuance of drawings and specifications to facilitate phased construction. These recommendations take into consideration such factors as economics, time of performance, availability of labor and materials, and provisions for temporary facilities.
